Ask a neighbor what changed in Buford this year and you'll probably hear something about Mall of Georgia traffic. Look closer at the openings that landed between spring and August, and a different pattern shows up: the new arrivals aren't the interchangeable chain restaurants the mall corridor is known for. They're Michelin-recommended dumpling counters, independent Southern kitchens, and a downtown fried-chicken-and-boba concept opening under one roof on Main Street. If you've lived here more than a couple of years, this is the season Buford's food map stops looking like a mall directory.
The Openings That Actually Matter
Four names are doing most of the work this season. Two sit inside or next to the Mall of Georgia complex, two are within walking distance of the courthouse. That geography matters, because it means a Saturday now realistically includes both ends of town.

Nan Xiang is the one worth planning around. The Nan Xiang brand traces its roots to a small Flushing storefront that opened in 2006, and the company points to nine consecutive years on the Michelin Guide's recommended list. During the soft opening, the Buford menu has centered on signature items: Lucky Six soup dumplings that bundle six different fillings, traditional pork xiao long bao, and pan-fried pork buns. A soup-dumpling counter with that pedigree landing at a suburban mall is not a normal Tuesday in Gwinnett.
Fogo de Chão opened in April 2026 as Gwinnett's first Fogo de Chão Brazilian steakhouse, with a full bar and dessert program rounding out an upscale dinner near Mall of Georgia. Between the two, the mall corridor now supports a legitimate special-occasion dinner without a drive down 85.
Downtown, the news is smaller in square footage and bigger in character. Chicks N Boba, a new fast-casual fried chicken and bubble tea spot, is planned for downtown Buford at 1 W Main St Suite 3, with a bright, playful interior featuring pink booths, floral accents, and hanging swings for guests grabbing quick meals, snacks, or drinks. Owner Hien Le told Business Debut the team was waiting on electricity and final city approvals and hoped to open in about three to four months. And Cuzinz The Southern Soul Bistro is offering smothered turkey wings, fried catfish, and creamy mac and cheese from scratch, with live music, weekend brunches, and a family-friendly atmosphere.
The Weekend the Calendar Bends Around
If there is a single date to put on the fridge, it is the third weekend of September.
Hot Air Balloon Festival at Lanier Islands Resort September 18–19, 2026, 5:00–10:00 p.m. General admission from $20 adults, $10 children, free under 5 Tethered balloon rides available for purchase, roughly $35 per person, weather dependent
General admission runs $20 for adults and $10 for children, with kids under 5 free; VIP admission at $45 for adults and $30 for children under 17 includes unlimited snacks and VIP restrooms, and dozens of balloons fill the sky alongside tethered rides for purchase and live music from DJs. Around 9 p.m., the balloons glow and a laser light show plays over coordinated balloon burns.
Two things residents learn the hard way. First, tethered rides are $35 per person, weather dependent, while supplies last, with ride announcements made at the event, so plan to arrive early if you actually want to go up. Second, balloon inflation is completely weather dependent, with no set-up in rain, which is why the resort offers a fair-weather rain check for a future affiliated event.
For anyone who has never done it before: this is a lakeside event, not a fairground event. The address is 7000 Lanier Islands Parkway, and the resort recommends staying on-site if you want to skip the parking-lot exit crawl. If you're already local, treat it like a fireworks show. Show up around 6, eat from the food vendors, wait for the 9 p.m. glow, leave before the last song.
The Main Street Spine Isn't Going Anywhere
The mall gets the openings. Downtown gets the return trips. A quick refresh of what's holding up the historic district:
- 37 Main – A Rock Café, the live-music room that gives downtown its Friday-night pulse
- Aqua Terra Bistro, the sit-down steak and seafood anchor
- Rico's World Kitchen, the small-plates kitchen locals send visitors to
- Main St. Deli at 15 E Main, the from-scratch lunch counter with the cupcakes people actually plan for
- Tannery Row Artist Colony, the working-studio complex that gave downtown its identity before the restaurants arrived
Downtown Buford is known for its live music scene, with concerts at the Buford Community Center and high-energy performances at 37 Main – A Rock Café bringing entertainment to the heart of the city. At Tannery Row Artist Colony, guests can explore open studios and a curated gallery showcasing artists working in woodworking, pottery, stained glass, oil painting, and more.
Here's the piece that gets lost in the "which restaurant should we try" conversation. In the 1970s, Georgia Highway 20 became four lanes with a shopping center opening, old-time stores in Buford deteriorated, and by the early 1980s Buford had many vacant storefronts on a Main Street that was dead at night; then artist communities were attracted by low rents for these ancient, high-ceiling stores, and soon the thriving art community attracted people needing places to eat. The restaurant scene downtown was a second-order effect of the artists. That's why Tannery Row still matters even if you never buy a piece of pottery. When the studios thin out, the restaurants thin out too.
The Development Nobody's Talking About Yet
Between Mall of Georgia and Woodward Crossing, a mixed-use build called ARISTON has been quietly filling in around The Ivy and The Enzo apartment communities. The next dining phase, called The POINTE, is what will change how residents actually use that corner.
Tequila Mama Taqueria, already a popular staple in Suwanee, occupies the largest space at The POINTE in a 6,350-square-foot building with outdoor seating and a rooftop bar and lounge, specializing in a multicultural menu of tacos, bowls, tapas, and entrée plates. Sister restaurant Local Tap opens its first location at ARISTON in a 4,200-square-foot building as a craft-heavy tap house that brings the area's food trucks on a rotating schedule. Flying Biscuit is opening its 15th metro Atlanta location with Southern classics like chicken and waffles.
Put those three next to Nan Xiang and Fogo de Chão, and the corner around 3333 Buford Drive is now doing something Gwinnett's mall zones almost never do: rooftop taqueria, Brazilian steakhouse, Michelin-recommended dumplings, and a Southern breakfast standard, all within a shopping-cart's push of each other.
Fall Bookends
Two dates worth writing down at either end of the season:
- September 26–27: Duluth Fall Festival, twenty minutes south, worth the drive for the crafts booths alone
- December 5: Buford Holiday Festival, downtown, the unofficial start to the Main Street holiday season
Between them, Lanier Islands runs into its Magical Nights of Lights season, downtown moves into its holiday shopping evenings, and the new mall-corridor restaurants get their first real test week from out-of-town Thanksgiving family. If you've been meaning to try Nan Xiang or Fogo de Chão, do it before mid-November. The wait times will not be kind after that.
A Practical Rhythm
The way to use this fall, if you're already living here:
- August into early September: hit the new Mall of Georgia openings while the lines are still manageable
- September 18–19: balloon festival, on-site if you can, tethered ride if the wind cooperates
- October weekends: downtown, Tannery Row open studios, dinner at Aqua Terra or Rico's, live music at 37 Main
- Late fall: Chicks N Boba if it hits its target opening, plus first look at whichever POINTE tenants come online
- December 5: Holiday Festival downtown to close the season
